The repair-or-replace question is the single most common thing homeowners ask us, and it’s a fair one — a replacement is a bigger investment, and nobody wants to be talked into more than they need. Here’s how we actually think through it.
We look at how much of the roof is affected relative to its total area — isolated damage to one slope or a small section is usually a repair. We look at the roof’s overall age and condition beyond the immediate damage; a 22-year-old roof with a new leak is a different conversation than a 6-year-old roof with the same leak. We check whether the shingle line is still available to match for a repair, since older or discontinued shingle styles sometimes make a clean repair difficult.
Most importantly, we tell you what we’d tell a family member: if a repair genuinely solves the problem, that’s what we recommend, even though a full replacement is a larger job.
